Buying a Property at Spanish Auction
| In the first instance you will need to check our website for properties offered for auction, which will give details of the property and guide price or alternatively you can download and print a copy of our catalogue from our website. Otherwise you can contact us with your requirements beforehand and we will endeavour to match your needs, and offer you a selection of properties that meet your criteria. Once done, we will contact you to see whether they are suitable or not. Any properties that you may be interested in, we can arrange for a survey to be done and inspect them for you. Please note, we shall check that all documentation for the property is in order and will be available for inspection at our offices 7 – 10 days prior to the auction taking place. |

When you attend the auction you will need to bring with you a valid form of identification i.e a photo driving licence or passport. It is also worth noting that whilst we endeavour to collect the correct information from the seller of the property, we cannot be held responsible for any misleading information that may be passed on by the seller. Any properties purchased via Spanish Property Auctions are purchased at the buyers risk and is the buyers responsibility to have taken legal and professional advice.
We would advise that you have, in principal, your finance in place before you start bidding on your selected property as this will then allow you to bid up to the amount you have available. Please contact us for any mortgage advice for pre-approval from our independent financial advisor. Once your bid is successful you will be required to sign the reservation contract and pay the 3.000 Euros reservation deposit; there will be an independent lawyer present to advise you or alternatively you can arrange your own legal representative to advise you.
What are the paying options at Auction?
A further 10% deposit will be required 14 days after the reservation fee of 3.000 Euros has been paid.
The balance would normally be payable approximately 28 days after the auction, unless any alternative arrangements have been made and agreed between us, the seller and the purchaser.
If you are unable to attend the auction in person you may use either a proxy form, nominate a third party to bid for you, or bid on-line. If you wish to view a property for auction you will need to contact us to arrange an accompanied viewing any day up until the day of auction. It is possible for you to place a bid on your desired property prior to the auction taking place. Also if a property is not sold on the day of auction, you can submit a post-auction bid.
We do not charge any fees when you purchase your property at auction, all you need to take into account are the lawyers fees and IVA, your lawyer will advise you of these but please note that you should take these into account when making a bid on your desired property.
